Job summary

Turner & Townsend seeks an Associate Director, Program Manager to lead pre-lease technical due diligence for a confidential hyperscale data center client. You will assess candidate sites and provide the technical, cost, and schedule facts behind each go/no-go decision, guiding deal teams.

This is a program/risk management role overseeing multiple deals, coordinating internal specialists and external consultants, and driving timely decisions within short exclusivity windows.

Qualifications

• Minimum 10 years of relevant experience in data centers or hyperscale facilities.
• Experience evaluating leasing opportunities and pre-lease diligence.
• Strong written and verbal communication with senior stakeholders.

Responsibilities

• Lead technical due diligence on candidate sites covering power, land, utilities, entitlements, enviro, geotech, and civil constraints.
• Direct cost reviews including developer budgets and long lead equipment pricing.
• Direct schedule reviews covering critical path and long-lead equipment milestones.
• Own the risk picture for each site and drive mitigation to closure.
• Act as the single point of contact for the client through the deal cycle.
• Scope and manage external consultants (civil, environmental, geotechnical, cost, schedule).
• Report status and open items to stakeholders and hand over site to delivery team with clear findings.
