Job summary

AllSearch Recruiting is seeking a Preconstruction Manager for a construction management firm in the Washington, DC area. The role manages preconstruction activities for large projects, focusing on heavy MEP scopes and projects valued at $20M+.

The candidate will lead estimating, procurement, bid package development, and risk management, coordinating with clients, design teams, and trades, with a hybrid work arrangement after onboarding.

Qualifications

• Bachelor’s degree in Engineering, Construction Management, Building Construction, or related field.
• 8+ years of estimating experience with a focus on heavy MEP construction scopes.
• Experience with ground-up commercial construction projects involving large mechanical, electrical, and plumbing scopes.
• Experience with projects valued at $20M and over.
• Experience building similar projects in the DMV area.
• Proficiency with estimating software (Bluebeam, PlanSwift, or similar).

Responsibilities

• Lead and coordinate preconstruction activities throughout the work acquisition and project planning process.
• Develop conceptual estimates and progress estimates at design milestones for ground-up commercial construction projects.
• Evaluate MEP and building system costs.
• Perform detailed quantity takeoffs and cost estimating for large commercial construction projects.
• Review drawings and design documents for scope development and coordination.
• Develop bid packages, scopes of work, and subcontractor procurement strategies.
• Manage subcontractor and supplier bidding, bid leveling, and scope evaluation.
• Build and maintain subcontractor, trade partner, supplier, and vendor relationships.
• Support project financial planning, cost analysis, value engineering, constructability reviews, and risk management.
• Coordinate preconstruction requirements with project executives, clients, architects, engineers, and trade partners.
