Job summary

Middleburg Communities is seeking a Senior Preconstruction Manager to lead design management, conceptual budgeting, and project estimating across multifamily residential developments in the southeastern United States. Reporting to the Director of Pre-Construction, you will guide the estimating process, maintain project records, solicit subcontractors, analyze bids, and help set budgets and milestones.

Qualifications

• 5–10 years’ experience in preconstruction or estimating.
• Bachelor’s degree in construction-related field preferred.
• Multifamily residential construction experience preferred.
• Proven ability to generate results in a fast-paced environment.

Responsibilities

• Attend pre-bid meetings with clients and designers to understand scope, conditions, and site plan.
• Create preliminary estimates from schematic drawings to assess economic feasibility and value engineering.
• Review and break down preliminary plans, identify RFIs, and analyze specs.
• Lead risk analysis including sequence of operations and site constraints.
• Develop project work scopes from conceptual plans and revise through drawings.
• Solicit bids from trade subcontractors and track RFIs and bid accuracy.
