Job summary

Middleburg Communities is seeking a Preconstruction Manager to join our team responsible for establishing construction pricing and preparing estimates for multifamily and single-family for-rent projects across the Southeast. You will gather data on sub-contractor pricing, labor, and materials to build accurate bids under the direction of the Director of Preconstruction.

Ideal candidates have 5–10 years of experience in construction, a degree in a related field, and a track record of delivering

Qualifications

• Minimum of 5-10 years’ experience in construction or preconstruction.
• Bachelor’s Degree preferred in construction-related field
• Multifamily residential construction experience preferred
• Proven ability to generate results in a fast-paced environment
• Exposure to successful project completion, within specs, time, and budget.

Responsibilities

• Acquire understanding of the requirements of the project/program at hand
• Provide economic feasibility studies and preliminary estimates for proposed projects
• Select metrics to produce valid estimates
• Visit sites, vendors, and other venues to gather essential information
• Review documents or consult experts to collect all necessary data
• Analyze data and produce forecasts
• Perform risk analysis
• Prepare detailed reports or bids for submission to appropriate parties
• Select advantageous deals by evaluating offers and quotes
• Foster and maintain relationships with key vendors (subcontractors, architects etc.)
• Perform related work, as apparent or assigned.
