Job summary

Djagora University is seeking a Preconstruction Manager with substantial commercial construction experience to lead early-stage estimating and budgeting for multifamily, senior living, and mixed-use projects.

You will develop conceptual estimates, review drawings, coordinate with owners, architects, engineers, and subcontractors, and translate preconstruction decisions into executable plans. This role offers growth into senior leadership in a hands-on design-build environment.

Qualifications

• 10+ years in construction with at least 5 years in preconstruction or estimating.
• Experience with commercial construction projects, preferably multifamily/senior living/mixed-use.
• Direct experience with design-build, CMaR, negotiated, and hard-bid delivery methods.
• Ability to read and interpret drawings, specs, scopes of work, and project documents.
• Proven experience developing conceptual estimates, detailed budgets, subcontractor scopes, and bid comparisons.
• Must have direct preconstruction ownership experience, not just coordination.
• Residential-only experience is not sufficient without substantial commercial estimating/preconstruction experience.

Responsibilities

• Lead preconstruction efforts for commercial projects from early concept through handoff to operations.
• Develop conceptual estimates, detailed budgets, bid packages, and cost models for design-build, CMaR, negotiated, and select hard-bid projects.
• Review drawings, specifications, narratives, and project documents to identify scope gaps, cost risks, and constructability concerns.
• Collaborate with owners, architects, engineers, subcontractors, and internal project teams to align scope, budget, schedule, and expectations.
• Solicit, evaluate, and level subcontractor and supplier pricing to support accurate and competitive budgets.
• Prepare value engineering options, alternates, and cost-saving recommendations without compromising quality or intent.
• Support project pursuit strategy, proposal preparation, and client-facing preconstruction presentations as needed.
• Maintain accurate preconstruction documentation, estimate history, bid tabs, assumptions, exclusions, and handoff materials.
• Partner with project management and field leadership to ensure preconstruction decisions translate into successful execution.

• Strong communication skills with the ability to work directly with clients, design partners, subcontractors, and internal construction teams.
