Job summary

Straticon in Deerfield Beach, FL, is seeking an experienced Senior Preconstruction Manager to independently lead complex projects from concept through GMP, buyout, and turnover to Operations. You will report to the Director of Preconstruction, direct the supporting team, and own conceptual budgets, design development, GMP, and subcontractor buyout.

Qualifications

• 10+ years of commercial general contracting preconstruction or estimating experience.
• Proven record of independently leading complete projects.
• Strong South Florida multifamily experience and broad understanding of building systems.
• Experience developing conceptual budgets, design-phase estimates, GMP, and subcontractor buyout.
• Ability to lead owners, architects, consultants, subcontractors, and internal teams through budget decisions.
• Strong communication, presentation, negotiation, organization, and follow-through.
• Advanced proficiency with Excel and Bluebeam; BuildingConnected experience preferred.
• Collaborative, accountable leadership style with ability to develop team members.

Responsibilities

• Lead projects from conceptual estimate through GMP, buyout, and turnover.
• Develop project preconstruction schedules, deliverables, and client communication.
• Create conceptual, schematic, design-development, and GMP estimates.
• Prepare GMP and subcontractor bid documentation and risk assessments.
• Direct Subcontractor outreach, bid coverage, and buyout reporting.
• Manage and mentor Preconstruction staff and estimators.
• Collaborate with owners, architects and consultants on budget decisions.
