Job summary

Just Construction Recruitment seeks an experienced Pre-Construction Manager to lead the pre-construction process from concept through contract, across the Carolinas and Virginia.

You will collaborate with Owners, Architects, Design Teams and Project Managers to develop accurate budgets, schedules and procurement strategies, bringing constructability expertise and 5+ years of commercial construction experience.

Qualifications

• 5+ years of commercial construction experience.
• Experience in Pre-Construction, Estimating or a similar role.
• Ability to read and interpret construction drawings and specifications.
• Strong Microsoft Office skills.
• Degree in Construction Management, Engineering, or related field preferred but not required.

Responsibilities

• Lead the pre-construction process from concept through final contract.
• Collaborate with Owners, Architects, Design Teams and Project Managers.
• Review drawings, specs, scopes to identify costs, risks, and opportunities.
• Develop conceptual, schematic, design development and final estimates.
• Establish project budgets, cost plans and detailed estimates.
• Develop and maintain pre-construction schedules and milestones.
• Provide constructability reviews and identify issues.
• Lead Value Engineering / Value Management efforts and cost-saving solutions.
• Develop procurement and subcontracting strategies.
• Build and maintain relationships with subcontractors and suppliers.
• Solicit, analyze and level subcontractor and supplier proposals.
• Manage bidding and subcontractor negotiations.
• Prepare and execute subcontracts and purchase agreements.
• Coordinate transition from pre-construction to construction.
