Job summary

Honour Consulting Inc. client in Charlotte, NC seeks a Preconstruction Manager to lead estimating and preconstruction efforts in the market. This role requires taking a project from napkin sketch through conceptual budgets and coordinating with subcontractors and owners.

You will prepare time, cost and labor estimates, solicit quotes, analyze bids, and develop preliminary schedules. Prior commercial preconstruction experience and Charlotte market knowledge are essential.

Responsibilities

• Prepare time, cost and labor estimates for construction projects from drawings, specs and RFPs.
• Solicit quotes from subcontractors and vendors and analyze bids for scope.
• Develop preliminary construction schedules for estimating and preconstruction.
• Prepare conceptual estimates and budgets for projects.
• Develop subcontractor relationships for bid solicitation.
• Coordinate with subcontractors, owners, architects, engineers, and project team.
• Interpret existing conditions during site walkthroughs and meetings.
• Prepare, review, and distribute construction estimates.
• Update rates in cost databases to keep them current.
• Maintain estimating schedule for all priced projects.

Our client's Charlotte, NC office is looking for a Preconstruction Manager to lead the efforts in that market. They are a NC based Commercial General Contractorwith a great company culture and opportunity.

Primary markets are storage, office, retail, medical and light industrial

They need someone who has the ability to take a project from napkin sketch through full estimate. This person needs to be able to put together conceptual estimates without full information.

The ability to work in a team environment and facilitate accurate estimates is essential.

Charlotte, NC area construction market knowledge is required.

This position Requires previous commercial construction precon/estimating experience.

• Prepare time, cost and labor estimates for construction projects by analyzing project drawings, specifications and RFP’s.
• Solicit projects and obtain quotes from subcontractors and vendors.
• Analysis of subcontractor and vendor quotes to confirm scope.
• Development of preliminary construction schedules for estimating and preconstruction.
• Prepare conceptual estimates and budgets for projects
• Develop subcontractor relationships for the solicitation of bids.
• Participate in the interview process as required.
• Communicate with subcontractors, owners, architects, engineers, and project team.
• Participate in and accurately interpret existing conditions during site meetings / walkthrough’s.
• Prepare, coordinate, review, and distribute construction estimates.
• Update unit, labor, material, and equipment rates in cost databases to keep them current.
• Prepare reports and analysis pertinent to construction estimating as requested.
• Maintain estimating schedule for all priced projects.
• Assist accounting and project management to ensure proper turnover of estimates.
• Initiate and hold project turnover meetings with project management post award. Review project requirements, price and scope concerns.
• Familiar with all aspects of Contract Administration and capable of assuming these duties, as directed.
