Helio is seeking an experienced Senior Property Operations Manager to provide operational leadership for a portfolio of multifamily communities in Los Angeles. This role goes beyond single-property management, requiring hands-on expertise in leasing, budgeting, and regulatory compliance.

The ideal candidate will lead Property Managers, oversee capital projects, maintain resident relations, and ensure high performance across properties at different life-cycle stages.

Competenze

• Minimum 5 years of professional property management experience.
• Experience managing multiple residential properties or large multifamily communities.
• Strong understanding of property operations, budgeting, financial reporting, leasing, maintenance, and resident relations.
• Proven leadership experience including supervising and developing property management personnel.
• Thorough knowledge of California landlord-tenant laws, Fair Housing, and Los Angeles housing regulations.
• Strong analytical, organizational, communication, and problem-solving skills.
• Proficiency with property management software; Yardi experience strongly preferred.
• Valid California drivers license and reliable transportation for property visits throughout Los Angeles.

Mansioni

• Provide senior-level operational oversight and support across a portfolio of residential communities, including lease-up and stabilized properties.
• Supervise, mentor, and support Property Managers and onsite teams, promoting accountability and consistent operational standards.
• Monitor occupancy, leasing activity, delinquency, maintenance requests, resident retention, and overall property performance.
• Review property budgets, operating expenses, financial reports, and variances, identifying opportunities for cost savings and improved performance.
• Prepare and present portfolio performance reports and operational recommendations to ownership and senior leadership.
• Oversee vendor relationships, service contracts, preventative maintenance, and capital improvement projects.
• Conduct property inspections, evaluate operational concerns, and ensure corrective actions are implemented.
• Ensure compliance with California landlord-tenant laws, Fair Housing requirements, Los Angeles housing regulations, and company policies.
• Resolve escalated resident concerns, property issues, and compliance matters, coordinating with legal counsel when necessary.
• Build strong relationships with property owners, residents, vendors, and internal teams.
• Identify opportunities to improve operational efficiency, strengthen property management procedures, and support continued portfolio growth.
