  • Lead recurring business reviews and portfolio performance discussions with owners, providing operational insights, performance trends, variance explanations, and strategic recommendations that would increase revenue and improve operational standards.
  • Exercise independent judgment to prioritize requests and projects using strong time management to appropriately split time between a portfolio of roughly 100 properties and up to 45 different ownership groups that span across the country in all markets that Public Storage has a presence.
  • Analyze and create a property performance narrative utilizing financial reports, operational data, occupancy metrics, budgets, forecasts, and other business intelligence tools to support communicating business results and influencing decisions with the owner.

  • Evaluate, prioritize, and provide recommendations regarding repairs, maintenance, capital improvement projects, operational initiatives, and owner requests, balancing ownership objectives, operational requirements, asset performance, and financial considerations representing significant property-level expenditures across the portfolio of roughly 100 properties.
  • Monitor project progress, provide status updates, manage follow-up activities, and help drive timely completion of operational and capital-related initiatives across assigned portfolios.
  • Research and resolve owner inquiries related to property performance, operating results, invoices, contracts, maintenance activity, insurance, taxes, utilities, and other property-related business matters.
  • Address and resolve time sensitive problems through risk management and contingency planning and recommending solutions to necessary parties.
  • Promote and influence owner approvals for value-added/revenue generating programs and services, including Orange Shield Security Monitoring and other operational initiatives designed to improve asset protection, property performance, and owner returns.
  • Develop and maintain strong owner relationships that support client retention, long-term partnership growth, and expansion opportunities within the Public Storage Advantage® platform. Communicating at a high degree directly with executive-level stakeholders.
  • Support onboarding and transition activities for new ownership groups and newly acquired or developed properties, helping owners understand Public Storage processes, reporting, systems, and operational expectations.
  • Identify opportunities for process improvements, operational efficiencies, and enhanced owner experiences while supporting the continued growth and scalability of the Third Party Management business.
  • Travel minimum once/year to industry trade show and one day/quarter spent in the field for property visits/field training
