Job summary

AIR Communities, a Real Estate Investment Trust headquartered in Denver, CO, seeks a Senior Project Manager to lead capital improvement projects across its multifamily portfolio. You will oversee renovations from concept to closeout, coordinate with architects, vendors, and operations, and report to executives.

The role is in-office in Bethesda, MD, with about 50% travel. Requires 5+ years of project management experience and a Bachelor's degree.

Qualifications

• 5+ years of project management experience in capital improvements or related CRE environments.
• Experience managing large-scale renovations with budgets > $100K.
• Strong vendor management, contract administration, and performance oversight.
• Ability to juggle multiple complex projects and deadlines.
• Design awareness and focus on resident experience.

Responsibilities

• Lead capital projects from project conception through completion.
• Develop detailed scopes of work, budgets, schedules, and implementation plans.
• Manage annual and multi-year capital improvement budgets.
• Oversee project procurement and contracting activities.
• Deliver weekly and monthly project status reports to leadership.
• Ensure projects are completed safely, on schedule, within budget, and to established quality standards.
• Build strong partnerships with operations, facilities, construction, design, procurement, and external vendor teams.
• Maintain a high level of visibility across active projects through frequent site visits and stakeholder engagement.
