Job summary

Yuhaaviatam of San Manuel Nation seeks a Planning & Development Manager to oversee multiple real estate and development projects, from inception through completion. Reporting to the Director, Tribal Planning & Development, you will drive scheduling, budgeting, risk analysis, and downstream reporting.

You will build financial models, lead entitlement and permitting efforts, coordinate with government agencies, consultants, and vendors, and align initiatives with the Tribe’s vision.

Qualifications

• Bachelor’s degree in Architecture, Accounting, Finance, Development, Engineering or Construction Management required.
• Minimum of ten years of progressive experience in strategic planning, portfolio management, financial analysis, feasibility studies, real estate acquisitions, leasing, entitlements, and development management.
• Experience with real estate valuations, pro forma modeling and development feasibility analysis.
• Knowledge of CEQA/CEPA compliance, building codes and regulations, permitting processes and environmental regulations.
• Ability to negotiate major contracts and manage vendors; strong business acumen.

Responsibilities

• Develop financial models, proformas, forecasts, and long-range plans for acquisitions, leasing strategies, and development initiatives.
• Lead real estate development projects from site identification through entitlement, permitting, construction, and completion.
• Manage entitlement processes and evaluate development opportunities; coordinate due diligence.
• Negotiate land acquisitions and coordinate with brokers, developers, and government agencies.
• Develop planning frameworks and long-range land use plans; coordinate among agencies and consultants.
• Lead enterprise-wide financial planning, analysis, and monthly/quarterly/annual reporting.
• Oversee asset management analytics and portfolio performance oversight.
• Ensure completeness of project documentation and contract-related paperwork.
