Job summary

JLL is seeking an Operating Engineer at our Malvern, PA site to operate, maintain, and monitor complex mechanical, electrical, and HVAC systems, ensuring comfort and safety for building occupants.

You will perform preventive maintenance, troubleshoot issues, and coordinate with contractors while maintaining logs in CMMS, with emphasis on safety and regulatory compliance. This is a hands-on, onsite role in a corporate office environment.

Qualifications

• High school diploma or equivalent required.
• Valid stationary engineer license or equivalent as required by local jurisdiction.
• 3–5 years of hands-on experience operating and maintaining commercial building systems.
• Strong working knowledge of HVAC systems, boilers, chillers, electrical systems, and BAS.
• Ability to read blueprints, schematics, and technical manuals.
• Demonstrated mechanical aptitude and troubleshooting skills.

Responsibilities

• Operate and monitor building systems including HVAC, boilers, chillers, pumps, cooling towers, and electrical distribution equipment.
• Perform preventive maintenance tasks per schedules (filters, lubrication, belts, inspections).
• Respond to emergency service calls and troubleshoot equipment malfunctions to minimize downtime.
• Conduct rounds of mechanical rooms and spaces to pre-empt issues.
• Maintain logs and documentation using CMMS or similar systems.
• Coordinate with contractors and vendors during repairs and major projects.
• Monitor and adjust building automation systems to optimize energy use and comfort.
• Ensure safety, environmental compliance and building codes in all activities.
• Participate in ongoing training to stay current with new tech.
