Job summary

IQ Fiber is seeking a Senior Community Development Manager – New Construction in Jacksonville, FL. This role is responsible for establishing IQ Fiber as the preferred internet provider in new residential developments, engaging homebuilders and developers early in the lifecycle, and securing fiber infrastructure agreements and pre-sale commitments.

Qualifications

• 7+ years of hands-on sales or business development in telecom, fiber, or related industry.
• Experience with new construction or greenfield deployments is strongly preferred.
• Established relationships with residential homebuilders, land developers, or master-planned communities is a plus.
• Experience negotiating infrastructure/service agreements across business, legal, and engineering dimensions.
• B2B sales background with exposure to construction, real estate, or municipal permitting is a plus.

Responsibilities

• Identify and engage homebuilders, land developers, and master-planned communities to secure fiber rights and entries.
• Build and maintain a minimum 3-year pipeline for new residential development opportunities.
• Execute strategies to maximize IQ Fiber footprint and market share in greenfield subdivisions.
• Partner with engineering and operations to align construction timelines and network design.
• Collaborate with sales and marketing to drive subscriber acquisition as communities come online.
• Negotiate and manage Right of Entry agreements from initial commitment to buildout and retention.
• Monitor housing market trends and permit activity to identify opportunities and risks.
• Meet and exceed quarterly and annual sales targets.
