Enclave at Roswell seeks a Service Manager to oversee all maintenance operations, ensuring repairs are performed safely, efficiently, and to company standards. You will lead the onsite team, supervise trades, and coordinate with the property manager to maintain resident satisfaction.

The role requires advanced HVAC skills, EPA certification, and experience managing older or vintage multifamily properties, with strong organizational and communication abilities and an on-call rotation.

Qualifications

• 3–5 years of multifamily maintenance experience.
• EPA certification required.
• Advanced HVAC troubleshooting and repair experience.
• Strong working knowledge of plumbing, electrical, appliances, carpentry, and general building maintenance.
• Experience maintaining older, vintage, or mature multifamily properties preferred.
• Demonstrated ability to supervise staff and coordinate vendors.
• Ability to prioritize multiple service requests and emergencies in a fast-paced environment.
• Valid driver's license and reliable transportation.

Responsibilities

• Lead, supervise, train, and support the onsite maintenance team.
• Diagnose, troubleshoot, repair, and maintain HVAC systems, including complex issues.
• Perform and oversee plumbing, electrical, appliance, carpentry, drywall, painting, and general repairs.
• Apply knowledge of older building systems when diagnosing issues in a vintage property.
• Identify root causes of recurring maintenance concerns.
• Manage daily work order activity and address urgent requests promptly.
• Monitor open and aging work orders and develop resolution plans.
• Establish and maintain a preventative maintenance program for HVAC, plumbing, electrical, and building systems.
• Inspect equipment regularly to prevent major failures.
• Oversee apartment turns and ensure timely, standards-compliant turnover.
• Conduct move-out inspections and identify repairs needed.
• Perform regular property inspections of exteriors, mechanical rooms, and common areas.
• Respond to after-hours emergencies and participate in on-call rotation.
• Maintain inventory for HVAC parts, plumbing supplies, and maintenance materials.
• Ensure tools and spaces are organized and safe.
• Coordinate with outside contractors for specialized repairs.
• Review vendor scopes and verify completed work before invoicing.
• Assist with capital repair needs and advise on repair vs. replacement.
• Maintain maintenance records and compliance documentation.
• Ensure safety standards and company policies are followed.
• Support inspections and due diligence activities as needed.
• Collaborate with property manager on priorities and resident-impacting issues.
• Maintain professional communication with residents and provide timely updates.
• Help maintain curb appeal and property presentation.
