Job summary

Enclave at Roswell is seeking an experienced maintenance technician with strong HVAC knowledge and hands-on multifamily maintenance experience. This role handles service requests, system troubleshooting, apartment turns, and preventative maintenance to keep the community in top condition.

Qualifications

• 5+ years of multifamily or residential maintenance experience.
• Strong HVAC troubleshooting and repair experience.
• EPA certification required.
• Working knowledge of plumbing, electrical, appliances, and general building maintenance.
• Experience with older, vintage, or established multifamily communities preferred.
• Ability to troubleshoot and complete repairs with limited supervision.
• Strong sense of urgency, organization, and follow-through.
• Ability to manage multiple service requests and changing priorities.
• Ability to participate in an emergency on-call rotation.

Responsibilities

• Diagnose, troubleshoot, repair, and maintain HVAC systems.
• Complete plumbing, electrical, appliance, carpentry, drywall, painting, and general maintenance repairs.
• Respond to resident service requests in a timely and professional manner.
• Identify the root cause of recurring maintenance issues and recommend appropriate repairs.
• Perform preventative maintenance on HVAC equipment, plumbing systems, appliances, and other property components.
• Assist with apartment turns, including repairs, replacements, punch work, and final preparation for move-in.
• Respond to emergency maintenance situations and participate in the on-call rotation.
• Inspect units, common areas, mechanical spaces, and building exteriors for maintenance concerns.
• Maintain accurate records of completed work orders and required follow-up.
• Communicate parts, vendor, or additional repair needs to the service manager.
• Maintain tools, equipment, maintenance areas, and inventory in a clean and organized manner.
• Assist with property inspections and corrective maintenance as needed.
• Follow all company safety procedures and applicable building and maintenance standards.
• Provide professional and courteous service to residents, team members, and vendors.
