Job summary

D.R. Horton is seeking a Multifamily-Project Manager in Smyrna, TN to oversee construction management across one or more communities.

You will lead Assistant Project Managers and field crews, coordinating with Design, Development, Purchasing and Property Management to optimize project success. The role requires 5+ years in construction project management, preferably multifamily/commercial, and proficiency with MS Office.

Qualifications

• High school diploma or GED is required.
• Five years or more construction project management experience, ideally in multifamily or commercial projects.
• Must have a vehicle and a valid driver’s license.
• Ability to apply common sense understanding to carry out instructions furnished in written or oral form or through company applications.
• Proficiency with MS Office and email.
• Ability to lift and/or move up to 50 pounds.
• Regular exposure to outside weather conditions, moving mechanical parts, high precarious places and risk of electrical shock.

Responsibilities

• Supervise, train, and manage performance of Assistant Project Manager(s) and field personnel.
• Coordinate with design consultants to ensure receipt of complete design package for permits.
• Review design documents to identify opportunities for cost and constructability improvements.
• Lead bidding, subcontractor evaluation, buy-out, and contracting for projects.
• Collaborate with Purchasing for estimating, bidding, buy-out, and change orders.
• Negotiate and authorize change orders and back-charges as needed.
• Ensure subcontractors meet qualifications per agreements.
• Create and monitor project budget and costs through completion.
• Prepare sites for construction and manage sequencing and staging.
• Visit sites to evaluate performance and compliance with policies.
• Ensure construction meets codes, drawings, scope, and specs.
• Ensure compliance with Quality Control, Safety, SWPPP, and FHA/ADA guidelines.
• Evaluate subcontractor performance for replacements when needed.
• Review correspondence, submittals, change requests, and daily field reports.
• Manage scheduling, baseline, and updates to maintain forecast accuracy.
• Track RFIs and submittals per policy.
• Lead or attend meetings in office or at sites.
• Ensure turnover of units and amenities to Property Management.
• Approve payments to subcontractors, vendors, and suppliers.
• Set up temporary facilities and coordinate with municipalities and utilities.
• Pursue bond releases when applicable and maintain project documentation.
• Manage project close-out and final documentation.
