Job summary

Horning is seeking a senior Maintenance Technician III for Brookland Ridge, a 324-unit apartment community in Washington, DC. You will own advanced HVAC, plumbing, and electrical work, lead tough unit turns, and mentor onsite Technicians I and II.

This role demands multi-trade depth and a path toward Lead Tech or Maintenance Supervisor. You’ll manage preventive maintenance, safety inspections, and on-call duties while coordinating with residents and vendors.

Qualifications

• High school diploma or GED plus three or more years of multifamily, residential, or commercial maintenance experience, or an advanced trade credential plus at least one year of related experience.
• Demonstrated working knowledge of appliance repair, plumbing, electrical, HVAC fundamentals, and carpentry, with the ability to diagnose and complete repairs independently.
• Experience taking vacant units from move-out to market-ready.
• Ability to guide a less experienced technician through the work and hold a quality standard without being the supervisor.
• Strong customer-service orientation and the ability to communicate clearly with residents in person and in writing.
• Working proficiency with maintenance and property systems; Horning uses Yardi Voyager, AppWork, ADP, and Microsoft Outlook.
• Reliable transportation to and from the property.
• Ability to work overtime and participate in an on-call rotation including nights, weekends, and holidays.
• Ability to lift and maneuver 40 to 75 pounds, kneel, crawl, crouch, climb ladders, and work outdoors in varying weather.
• Bilingual (English and Spanish) a plus.

Responsibilities

• Diagnose, troubleshoot, and complete intermediate-level repairs across multiple trades, including appliances, plumbing, basic electrical, HVAC, carpentry, hardware, basic masonry, and painting.
• Carry your own service request queue: complete assigned work orders to Horning quality and timeliness standards, and document parts, labor, root cause, and any follow-up in AppWork.
• Recognize when a repair needs escalation and elevate with a real diagnosis.
• Take on assigned vacant unit turns and bring them to market-ready condition on schedule.
• Execute preventive maintenance work orders, building and safety inspections, and annual unit inspections against the PM calendar.
• Support seasonal work including HVAC changeovers, weatherization, and pre-winter readiness across 324 homes.
• Provide day-to-day on-the-job training and feedback to Maintenance Technician I; conduct quality checks.
• Follow asbestos-aware work practices and stop work if suspect material is disturbed.
• Maintain grounds and curb appeal and manage trash, landscaping, and snow/ice removal as needed.
• Communicate professionally with residents on status and timelines, and follow every job to resolution.
• Adhere to OSHA, EPA, Fair Housing, and Horning safety and PPE requirements.
• Participate in on-call rotation and respond to after-hours and emergency calls.
