Volunteers of America Minnesota is seeking a Maintenance Technician III to maintain all buildings, grounds, vehicles, equipment, and program properties at Village at Franklin Station in Minneapolis. You will perform HVAC, electrical, plumbing and carpentry tasks, manage external vendors, develop scopes of work for contracts, and lead maintenance staff while ensuring safety and HIPAA compliance.

This full-time role offers a 40-hour work week, a $60,000 annual salary, and opportunities for

Formación

  • High School Diploma or GED.
  • 2-3 years of general maintenance experience, including HVAC, electrical, plumbing, and carpentry in multi-family housing.
  • Minnesota Special Boilers License (Class C or higher).
  • Refrigeration certification and/or Maintenance Electrician license preferred.
  • Property Management Software - Real Page, Yardi, or similar.
  • Valid Driver's License with a clean driving record.

Responsabilidades

  • Maintain all buildings, grounds, vehicles, equipment, and program properties to ensure a safe, functional environment.
  • Perform general maintenance including heating, air conditioning, electrical, plumbing, and carpentry tasks.
  • Find, maintain, and manage external vendors for onsite services, including quotes, coordinating schedules, overseeing work quality, and ensuring adherence to safety and compliance standards.
  • Develop, write, and update specifications and scopes of work for maintenance related contracts and service agreements.
  • Assist with evaluating vendor proposals, participating in contract selection, and monitoring contract performance to ensure service expectations are met.
  • Communicate maintenance needs with program staff and other departments regarding work progress.
  • Maintain responsibility for inventory control of maintenance supplies and equipment usage.
  • Act as lead maintenance staff for assigned site, provide orientation and on-the-job training, and assign daily work duties for maintenance staff.
  • Continue education in technical areas and maintain knowledge of building codes including OSHA, ADA, ASHRAE, NFPA, NEC, and local regulations; maintain HIPAA privacy compliance.
