Job summary

Vivmark Residential in Lake Forest, CA seeks a Maintenance Technician II to maintain and repair apartment homes, cabinets, fixtures, and systems. You’ll respond to service requests, help keep common areas safe, and support residents with timely, courteous service.

The role requires 2–3 years of maintenance experience, valid driver's license, and comfort with on-call rotation. We value safety, teamwork, and the ability to read policies and SDS while keeping our properties in excellent condition.

Qualifications

• 2–3 years of maintenance experience including HVAC, plumbing and electrical work.
• Valid driver's license is required.
• Ability to participate in monthly on-call rotation.
• Excellent communication with residents and team members.
• Ability to read and follow policies and SDS sheets.
• Knowledge of PPE and safety procedures.
• Basic understanding of emergency systems and painting tools.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, and related systems.
• Complete service requests promptly and to Vivmark standards.
• Ensure vacant apartments are rent-ready in a timely manner.
• Conduct preventative maintenance and safety checks.
• Assist with interior/exterior painting as needed.
• Maintain a safe work environment and report hazards.
