Childress Klein Properties Inc. is seeking a Maintenance Technician II at our Corporate Office in Charlotte, NC. This full-time role focuses on keeping building systems safe, compliant, and reliable while supporting project tasks and tenant needs.

You will maintain records, monitor schedules, and assist leadership on safety and operations. A strong mechanical background and HVAC awareness are essential for success in this position.

Qualifications

• High school diploma or GED and 1–2 years of experience; may enroll in a building trades program within 4 months.
• Proficiency in MS Office; exposure to large HVAC equipment; ability to diagnose chilled/condensing water loop operation; BAS and energy management understanding; BAS controls experience.
• Valid driver’s license required; ability to use tools, read plans, and work safely in a maintenance role.

Responsibilities

• Ensure codes, regulations, and safety directives are followed in building operations.
• Complete safety training and build strong relationships with tenants.
• Maintain and inspect building systems: lighting, doors, plumbing, fire life safety, HVAC, and related equipment.
• Develop scopes of work (SOW) for leadership review and execute them effectively.
• Operate CMMS, manage work orders, and monitor budgets and inventories.
• Respond quickly to emergencies and support Chief Engineer in budgeting for operations.
