About the Role

The Senior Maintenance Technician plays a key role in maintaining the operational excellence of a community with 400+ units. This role involves ensuring the physical integrity of the property, overseeing maintenance tasks, and supporting the Maintenance Supervisor. Responsibilities include work order completion, managing unit turnovers, participating in emergency rotations, and contributing to resident satisfaction.

Responsibilities

• Perform repairs on HVAC, plumbing, electrical systems, and other equipment. Diagnose issues and assist in major repairs.
• Mentor junior technicians, lead small project teams, and ensure quality work.
• Develop preventive maintenance plans and conduct inspections.
• Respond to resident maintenance requests professionally and promptly.
• Participate in after-hours emergency response as part of the on-call team.
• Ensure safety compliance and promote safety best practices.
• Manage inventory and supplies, recommend equipment purchases.
• Keep accurate maintenance records and report on activities.
• Collaborate with management to prioritize tasks and allocate resources.

Qualifications

• High school diploma or GED, with 2+ years of maintenance experience.
• HVAC and/or CPO certification preferred.
• Strong knowledge of HVAC, electrical, plumbing, and appliances.
• Proficiency with smart devices, Microsoft Office, and property management software.
• Excellent communication and organizational skills.

Requirements

• Ability to work indoors and outdoors, lift over 50 pounds, and operate heavy machinery.
• Availability for a 5-day workweek, including weekends and on-call emergencies.
• Occasional travel for meetings or site visits.

Additional Information

Salary range: $26.44 - $36.06/hour. Benefits include medical, dental, vision, paid leave, 401k, and more. Most positions are eligible for a housing discount of 20%. The role involves leadership in task coordination and project management without formal supervisory duties.
