Job summary

SPM, LLC in Alabama is seeking a Senior Maintenance Specialist to travel weekly to properties across Alabama, Mississippi, Tennessee and Arkansas, providing hands-on maintenance leadership and ensuring safety and quality standards.

You will troubleshoot HVAC, electrical, and plumbing, perform preventive maintenance, maintain curb appeal, and train staff while managing records and collaborating with vendors.

Qualifications

• HVAC Universal Certification, plus strong working knowledge of electrical, plumbing, and structural systems.
• 3+ years of related maintenance experience (or an equivalent combination of education and training).
• A valid driver's license, reliable transportation, and your own tools.
• Proven ability to lead, train, and motivate a maintenance team.
• Ability to regularly lift 50 lbs. (occasionally 100+ lbs.) and work comfortably in the field.
• Sharp problem-solving skills and the judgment to handle emergencies calmly and safely.

Responsibilities

• Travel weekly to assigned properties to support on-site maintenance teams — hands-on, safety-first.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Perform routine upkeep and preventive maintenance to keep everything running smoothly.
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Respond to emergency and after-hours maintenance calls when needed.
• Champion OSHA safety standards and train staff in hazard-free work practices.
• Keep sharp records on work orders, inspections, inventory, and maintenance budgets.
• Collaborate with team members and vendors and always go the extra mile for residents.
