Job summary

ALCO Management, Inc. is seeking a Lead Maintenance Technician to support daily operations across assigned properties in Franklin, VA. You will perform repairs, coordinate with vendors, and maintain accurate maintenance records while building positive relationships with residents and staff.

The role requires attention to detail, time management, and strong collaboration across teams to keep properties safe, functional, and compliant with standards.

Qualifications

• High school diploma or equivalent required; technical certifications or associate’s degree in facilities management or related field preferred.
• 2+ years in property maintenance, facilities management, or a related role preferred; multi-family experience is a plus.

Responsibilities

• Inspect properties and perform preventive maintenance to ensure safety and functionality.
• Respond promptly to resident maintenance requests and troubleshoot issues.
• Coordinate with vendors/contractors for specialized repairs.
• Maintain accurate records of maintenance activities, work orders, and inspections.
• Weekly: perform routine checks of building systems and assist with prioritizing projects with Community Managers.
• Assist with special property improvements or renovations and mentor staff.
• Participate in on-call rotation for emergencies and safety obligations.
