Job summary

At CWS Apartment Homes, a Maintenance Director will lead a maintenance team across residential communities, oversee the upkeep of physical property, and drive resident satisfaction. The role emphasizes coaching, budget awareness, and strong safety practices to ensure property success.

The ideal candidate will have HVAC and EPA certifications, Yardi and MS Office skills, and 2–4 years in apartment maintenance or related trades. A valid driver’s license and tools are required for on-site work.

Qualifications

• High school diploma or GED required.
• Yardi software experience preferred.
• Microsoft Office and Outlook experience required.
• EPA, HVAC I & II, CPO and local certifications required.
• Minimum 2–4 years’ prior full-time work in apartment maintenance or related trades.
• Valid driver’s license and vehicle insurance required.
• Own a basic set of hand tools required.
• Able to read service requests and schedules and communicate with team, residents, and vendors in English.
• Basic computer skills.
• Able to adhere to company policies and maintain professional relationships.
• Able to work at multiple locations beyond the home property.
• Able to travel within major metropolitan areas and attend company functions in other cities.
• Able to respond to emergency calls outside normal hours and manage on-call rotations.

• Lead maintenance team members.
• Embrace, engage, motivate and train team members.
• Prepare make-ready apartments.
• Complete service requests.
• Maintain inventory and shop organization.
• Perform common area maintenance.
• Lead preventative maintenance program.
• Participate in resident satisfaction programs.
• Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
• Lead and participate in the CWS Risk Management and Safety Programs.
