Job summary

The Southern Land Company is seeking a full-time Leasing Manager for our Luxury Active Adults-Plus Flagship in Franklin, TN (pre-leasing in 2026). The successful candidate will provide world-class customer service, handle tours, and manage leasing activities with strong organizational and communication skills.

Weekend hours required; salary range is $65-$75K based on experience. You'll maintain market knowledge, manage CRM/PMS tasks, and support outreach marketing and resident events to drive

Qualifications

• High school diploma or equivalent.
• 3+ years leasing or sales experience.
• Experience working in Active Adult/Independent living spaces preferred.
• Fair Housing training.

Responsibilities

• Serve as the primary contact for prospective and current residents, delivering exceptional customer service and fostering a welcoming community atmosphere.
• Conduct apartment tours, identify needs, and present features to achieve leasing goals.
• Maintain knowledge of the community, market conditions, competitors, and trends to support leasing and marketing.
• Manage prospect, applicant, resident, and leasing activity in the CRM/PMS with documentation and follow-up.
• Respond to inquiries via phone, email, internet, and walk-ins, nurturing leads through the leasing cycle.
• Process lease applications, verify documentation, prepare lease paperwork, collect rents and deposits, and maintain files.
• Coordinate move-in readiness with inspections, key prep, and required documentation.
• Support retention with renewals, communications, events, and programs.
• Assist with outreach marketing, events, and community programs to increase occupancy.
• Lead efforts to enhance online presence and monitor reviews.
