Job summary

The Southern Land Company in Franklin, TN seeks a full-time Service Manager for our Astor Club & Residents at Westhaven opening in 2027. You will oversee building maintenance, safety, and resident satisfaction while managing expenses and leading a service team.

Qualifications

• Knowledge of HVAC systems and plumbing.
• EMS or BAS building automation knowledge.
• Lighting, power systems and energy consumption.
• Communication and alarm systems.
• Basic interior/exterior building maintenance.
• MS Office proficiency and record keeping.
• Leadership and attention to detail.
• Teamwork and deadline flexibility.
• Anticipate maintenance needs.
• Lift/move up to 25 lbs regularly, 50 lbs occasionally.
• Weather/chemical exposure considerations.
• Analytical problem solving and confidentiality.
• Excellent written and verbal communication.
• Organizational, time management, and multi-project handling.
• Ability to work independently and under pressure.

Responsibilities

• Maintain resident request system and records for work orders and preventative maintenance.
• Monitor community condition and correct unsafe conditions; install safety devices and repairs.
• Diagnose and repair HVAC, electrical, plumbing, and related systems as needed.
• Operate the community within budget guidelines.
• Oversee capital expenditures, bids, and bidder qualifications.
• Assist in hiring and evaluating service staff; help prepare annual operating/capital budgets.
• Enforce OSHA safety policies and stay current on codes.
• Maintain 24-hour emergency coverage and on-call rotations.
• Move appliances/equipment safely and perform routine preventative maintenance.
• Handle make-readies as directed by General Manager.
• Ensure adherence to uniform policy.
• Supervise maintenance staff, vendors, and contractors.
