Qualifikationen

• Bachelor's degree in business, real estate, finance, construction management, or related field preferred; equivalent relevant work experience may be considered.
• 2+ years of experience in property management, asset management, facilities management, construction, or real estate operations; residential/senior living/healthcare experience preferred.
• Strong financial and analytical skills, including budgeting, variance analysis, capital planning, and interpreting leases and operating statements.
• Excellent organizational, project-management, written and verbal communication skills with strong attention to detail.
• Proficiency in Microsoft Office Suite and Google Workspace; experience with property-management, accounting, maintenance-tracking, or project-management software preferred.
• Ability to manage multiple properties, vendors, and projects while responding to urgent issues.
• Valid driver's license, reliable transportation, and ability to travel locally among properties as needed.

Aufgaben

• Oversee daily maintenance, appearance, safety, and functionality of owned and leased properties.
• Primary liaison with contractors, vendors, utility providers, municipalities, and other stakeholders.
• Assist in developing and managing annual property budgets, operating expenses, capex plans, and cash-flow forecasts; monitor performance vs. budget.
• Coordinate preventive maintenance, inspections, repairs, emergency response, and service agreements to minimize disruption and extend building systems' life.
• Solicit bids, negotiate scopes/pricing, manage vendor performance, verify completion, review invoices for budget alignment.
• Maintain organized records for warranties, permits, inspections, service contracts, insurance, taxes, utilities, and asset documentation.
• Identify opportunities to improve property performance, reduce costs, manage risk, and enhance resident/employee experience.
• Represent the organization with professionalism, responsiveness, compassion, integrity.
