Job summary

Spectrum Retirement Communities, LLC is seeking a Manager of Maintenance to organize and execute maintenance across the community and physical plant. You will establish preventive schedules, troubleshoot diverse systems, and manage work orders in Yardi to keep the property running smoothly.

The role requires a high school diploma, with HVAC certification preferred, and at least two years in property maintenance, preferably in senior living. On-site work with on-call responsibilities is expected.

Qualifications

• High School diploma or equivalent required.
• HVAC certification preferred.
• A minimum of 2 years in a Property maintenance position.
• Senior Living property maintenance preferred.
• Advanced knowledge of building systems such as HVAC, plumbing, electrical, and mechanical.
• Must be medically able and willing to wear a NIOSH-approved tight-fitting respirator (N95 mask).

Responsibilities

• Establish and follow a preventative maintenance schedule on all systems including HVAC, elevator, fire life safety equipment, fire sprinkler, generator, landscape, kitchen equipment, backflow preventers, testing of emergency systems, and asset preservation.
• Troubleshoot and identify issues with electrical, mechanical, plumbing, HVAC, structural issues, and painting.
• Utilize Yardi work order system to manage maintenance and repair issues throughout the community.
• Maintain community vehicles in good working condition and ensure drivers have required credentials.
• Adhere to on-call requirements for emergency repairs or maintenance issues.
