Job summary

Spectrum Retirement Communities is seeking a Manager, Maintenance to organize and execute general operating maintenance for the community and physical plant. Responsibilities include establishing preventative maintenance and overseeing equipment like HVAC, elevators, fire life safety systems, and generators.

You'll troubleshoot electrical, mechanical, plumbing, and structural issues; manage maintenance work orders in Yardi; and ensure community vehicles are properly maintained.

Qualifications

• High School diploma or equivalent required.
• HVAC certification preferred.
• A minimum of 2 years in a property maintenance position.
• Senior Living property maintenance preferred.
• Advanced knowledge of building systems such as HVAC, plumbing, electrical, and mechanical.
• Must be medically able and willing to wear a NIOSH-approved tight-fitting respirator (N95 mask).

Responsibilities

• Establish and follow a preventative maintenance schedule on all systems including HVAC, elevator, fire life safety equipment, fire sprinkler, generator landscape, kitchen equipment, backflow preventers, testing of emergency systems, and asset preservation.
• Troubleshoot and identify issues with electrical/mechanical, plumbing, HVAC, structural issues, and painting.
• Utilize Yardi work order system to manage maintenance and repair issues throughout the community.
• Ensure community vehicles are maintained properly and kept in good working condition; maintain required.credentials to drive community vehicle as needed.
• Adhere to community on-call requirements for emergency repairs or maintenance issues.
