Job summary

Merrill Gardens at Campbell is seeking a Maintenance Assistant to support residents by performing general maintenance, repairs and preventive upkeep across the community. You will handle plumbing, electrical, HVAC, painting, carpentry and common area upkeep while following MSDS guidelines and safety policies.

We welcome candidates with 1–3 years of related experience or training and a high school diploma or equivalent. Evening and weekend availability is preferred to support operations.

Qualifications

• High school diploma or equivalent preferred.
• 1-3 years related experience or training; or equivalent combination of education and experience.
• Knowledge of building maintenance, electrical, mechanical, painting, plumbing, HVAC skills.

Responsibilities

• Perform general maintenance projects including plumbing, electrical, HVAC, painting and carpentry.
• Maintain walls, floors, doors, windows, furniture, and equipment.
• Repair vacated rooms and address work orders in a timely manner.
• Document safety issues and comply with MSDS guidelines.
• Assist with preventive maintenance and safety procedures.

Our Maintenance Assistants are responsible for:

• Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, H.V.A.C., landscape, carpentry work, painting, and equipment repair.
• Must understand and have knowledge of Material Safety Data Sheets (MSDS)
• Ensure that walls, floor coverings, doors, windows, furniture, woodwork in the common areas of the community are properly maintained and repaired.
• Must have basic prep and painting abilities
• Repair and maintain vacated rooms in a timely manner which includes painting walls and cleaning carpets.
• Responsible for all in-house plumbing, e.g. sinks, toilets and bathtubs.
• Responsible for minor electrical work within units and in common areas, e.g. light switches, wall outlets, garbage disposals, etc.
• Responsible for painting of all apartments and common areas.
• Repair, clean and maintain all carpet, floor coverings and furniture.
• Responsible for completing all work orders in a timely manner – noting any other work completed at the location but not listed on work order.
• Document safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines.
• Assist MS in preventative maintenance and cleaning of the community vehicles (busses and cars, vans).
• Assist with training and development of safety procedures and hazard communications.
• Responsible for any other duties as assigned by the Maintenance Supervisor, Regional Maintenance Supervisor or General Manager.
• Responds immediately and appropriately to all accidents and emergencies, based on established protocol.
• Other duties as assigned.

High school diploma or equivalent preferred. (Must be at least 18 years of age.)

1-3 years related experience or training; or equivalent combination of education and experience required.

Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating and HVAC skills.

Prefer knowledge of fire suppression & irrigation systems.

Prefer motor vehicle maintenance ability.

Flexible and must be able to work evenings and weekends as necessary.

Actual pay rate within stated pay range is determined based on relevant factors in compliance with state and local wage laws. This range reflects what we reasonably expect to pay upon hire.

Physical Requirements:

This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
