Responsibilities

• Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, H.V.A.C., landscaping, carpentry work, painting, and equipment repair.
• Understand and have knowledge of Material Safety Data Sheets (MSDS).
• Ensure that walls, floor coverings, doors, windows, furniture, and woodwork in common areas are properly maintained and repaired.
• Have basic prep and painting abilities.
• Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets.
• Handle in‑house plumbing (sinks, toilets, bathtubs).
• Perform minor electrical work within units and common areas (light switches, wall outlets, garbage disposals).
• Paint all apartments and common areas.
• Repair, clean, and maintain all carpet, floor coverings, and furniture.
• Complete all work orders promptly and note any additional work performed.
• Document safety issues and physical plan deficiencies per local, county, state, and federal guidelines.
• Assist in preventive maintenance and cleaning of community vehicles (buses, cars, vans).
• Assist with training and development of safety procedures and hazard communications.
• Perform any duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager.
• Respond immediately and appropriately to accidents and emergencies based on established protocol.
• Other duties as assigned.

Qualifications

• High school diploma or equivalent preferred (must be at least 18 years of age).
• 1‑3 years of related experience or training, or an equivalent combination of education and experience.
• Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC skills.
• Prefer knowledge of fire suppression and irrigation systems.
• Prefer motor vehicle maintenance ability.
• Flexible and able to work evenings and weekends as necessary.

Physical Requirements

This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
