Job summary

The RMR Group seeks a Senior Asset Manager to provide strategic oversight, maximize value, and lead asset initiatives for a nationwide senior living portfolio. You will own relationships with operators, evaluate performance, and drive approved asset strategies while coordinating annual planning, capital decisions, and transitions.

Collaborate with the Asset Management team and senior leadership to implement business plans, monitor KPIs, and ensure targets are met.

Qualifications

• 7+ years of asset management, investments, M&A, or financial analysis within real estate.
• Experience in senior living, healthcare, or another operationally intensive real estate sector.
• Advanced financial modeling, accounting, and analytical skills.
• Proficiency in Microsoft Excel, Word, and PowerPoint.
• Excellent written, oral, and presentation skills with strong negotiation skills.
• Ability to manage diverse stakeholders, including operators, brokers, and senior leadership.
• Self-motivated, able to work in a fast-paced, team-centered environment.
• Strong judgment and ability to operate through ambiguity and competing priorities.

Responsibilities

• Analyze monthly financial statements and operating reports to assess performance against budget, prior year, and market benchmarks.
• Monitor KPIs, occupancy, rate growth, RevPOR, and other metrics; benchmark against NIC MAP and market data.
• Lead operator engagement, challenge assumptions, and establish corrective action plans.
• Review staffing models and plans to reduce agency labor.
• Monitor state survey results, licensure status, and risk trends as indicators of operator quality and asset risk.
• Develop and monitor annual and long-term community business plans with Asset Management and operators.
• Lead reviews and approvals of annual operator budgets and forecasts.
• Administer management agreements, including performance tests and fee calculations.
• Evaluate pricing, revenue management, marketing, and lead-to-tour processes.
• Assess market trends and competitive positioning to support community strategy.
• Conduct performance review meetings with operators and summarize findings.
• Conduct site visits to assess conditions and opportunities with operators.
• Share best practices and mentor junior team members.
