Job summary

Daikin Applied Americas Inc in Washington DC area is seeking a Project Developer to identify and develop owner-direct HVAC projects, conduct facility assessments, and craft complete scopes, budgets, and schedules. You will prepare cost models and forecasts while collaborating with Account Managers to present technical solutions.

Requires a Bachelor’s in Engineering or related field and 8+ years in commercial HVAC or project management.

Qualifications

• Bachelor's degree in engineering, construction management, or equivalent HVAC/mechanical contracting experience.
• 8+ years progressive experience in commercial HVAC, mechanical construction or project management.
• Strong technical knowledge of HVAC/mechanical systems and project delivery methods.

Responsibilities

• Identify, qualify, and develop owner-direct turnkey, retrofit, replacement, and special project opportunities.
• Perform facility assessments and mechanical system evaluations to identify customer needs.
• Develop complete project scopes, budgets, schedules, and conceptual designs.
• Prepare estimates, cost models, gross margin analyses, and financial forecasts.
• Collaborate with Account Managers to present technical solutions.
• Lead value engineering to improve constructability, lifecycle value, and profitability.
• Coordinate engineering, vendors, subcontractors, and self-perform field resources.
• Negotiate subcontractor proposals and supplier pricing.
• Develop execution strategies maximizing self-perform labor with strategic use of subcontractors.
• Manage multiple opportunities with accurate CRM pipeline and forecasting.
• Review customer contracts, identify commercial risks, and mitigate them.
• Conduct turnover meetings with Project Management and Operations Support.
• Maintain high customer satisfaction through project kickoff and ongoing meetings.
