Who You Are

This candidate is responsible for advanced HVAC and mechanical maintenance, troubleshooting, repair, and equipment operation across the Orlando campus. Acts as a senior technical resource on the HVAC/mechanical team, supporting complex troubleshooting, system optimization, preventive maintenance, planned outages, and the technical development of other HVAC personnel.
Provides advanced support for building automation system (BMS) operation and troubleshooting, using alarms, trends, points, schedules, and sequences to diagnose performance issues and failures in mechanical equipment, controls, sensors, actuators, communications, or programming. Performs field verification and repair of HVAC controls within trained capability and coordinates with controls contractors or Engineering when specialized assistance is needed.
Maintains and troubleshoots commercial and industrial HVAC equipment and associated mechanical systems, including air‑handling units, chillers, pumps, cooling towers, exhaust, hydronic loops, variable‑air‑volume systems, controls, and related infrastructure.
Works closely with the HVAC/Mechanical Maintenance Supervisor and Planner/Scheduler to execute planned and emergent tasks. Provides field technical leadership on complex work, assists with recurring‑failure troubleshooting, supports root‑cause analysis, mentors less‑experienced technicians, and coordinates with Engineering and specialized contractors as required. Ensures all preventive and corrective maintenance complies with safety, environmental, quality, technical, and documentation standards. Accurately records work and equipment conditions in LMBuildings and identifies opportunities to improve equipment reliability, BMS performance, sequences of operation, and preventive‑maintenance requirements.
Primary responsibilities include advanced HVAC/mechanical troubleshooting and repair, BMS operation and troubleshooting, controls diagnostics and repair, preventive and corrective maintenance, system performance analysis, planned‑outage support, technical field leadership, technician mentoring, root‑cause troubleshooting, contractor coordination, Quick Path project support, and work‑order documentation. Installs, services, modifies, rebuilds, and repairs air‑conditioning and refrigeration systems and equipment in an industrial or commercial establishment in accordance with applicable building codes and safety regulations. Tasks range from periodic inspection to locate and determine cause of equipment malfunctions to conducting maintenance programs to prevent failure of such equipment as centrifugal compressors, electrical controls, evaporative condensers, pumps, fans, and heating equipment. Charges air‑conditioning systems with refrigerant; checks and tests for leaks; sets and adjusts controls and regulators; fabricates, assembles, and installs ductwork; overhauls equipment. May service, modify, and maintain centralized HAC computer systems and make program corrections. May be required to install and maintain high‑technology clean room environments.

Basic Qualifications
  • Extensive experience performing commercial, industrial, manufacturing, or facilities HVAC maintenance, troubleshooting, repair, and equipment operation
  • Experience independently troubleshooting complex HVAC and mechanical system failures
  • Experience operating and troubleshooting building automation systems (BMS/BAS) to diagnose HVAC system and equipment performance issues
  • Experience troubleshooting HVAC controls, sensors, actuators, valves, dampers, variable frequency drives, or associated control components
  • Experience performing preventive and corrective maintenance on commercial or industrial HVAC equipment and mechanical systems
  • Experience reading and interpreting mechanical drawings, control diagrams, equipment schematics, sequences of operation, technical manuals, and equipment documentation
  • Working knowledge of HVAC/mechanical safe-work practices, lockout/tagout requirements, and applicable refrigerant handling requirements
  • Ability to provide technical guidance and support to other HVAC/mechanical personnel in the field
  • Ability to respond to changing priorities and emergent HVAC/mechanical maintenance requirements
  • Ability to perform the physical requirements associated with HVAC/mechanical maintenance activities in varying facility environments
Desired Skills
  • Ability to obtain and maintain required site access/security requirements
  • Journeyman-level HVAC experience, HVAC trade certification, or equivalent recognized technical qualification
  • EPA Section 608 Universal Certification
  • Advanced experience operating, troubleshooting, maintaining, or repairing commercial/industrial building automation and HVAC control systems
  • Experience using BMS trends, alarms, point data, schedules, graphics, and sequences of operation to diagnose system performance problems
  • Experience identifying whether an HVAC problem originates from mechanical equipment, field controls, BMS logic, communication, or sequence‑of‑operation issues
  • Experience maintaining and troubleshooting air handling units, chillers, pumps, cooling towers, rooftop units, exhaust systems, VAV systems, and associated mechanical equipment
  • Experience with chilled water, condenser water, and other hydronic distribution systems
  • Experience troubleshooting motors, motor controls, and variable frequency drives associated with HVAC equipment
  • Experience supporting HVAC equipment replacement, commissioning, functional testing, or system optimization activities
  • Experience utilizing computerized maintenance management systems (CMMS)
Pay Information

Full-Time Salary Range: $60300.00 - $112100.00

  • For (Washington state applicants only) Non-represented full-time employees: accrue at least 10 hours per month of Paid Time Off (PTO) to be used for incidental absences and other reasons; receive at least 90 hours for holidays. Represented full time employees accrue 6.67 hours of Vacation per month; accrue up to 52 hours of sick leave annually; receive at least 96 hours for holidays. PTO, Vacation, sick leave, and holiday hours are prorated based on start date during the calendar year.
