This candidate is Responsible for performing HVAC and mechanical preventive maintenance, troubleshooting, repair, and equipment operation across the Orlando campus. Executes planned and emergent work on commercial and industrial HVAC equipment, controls, and associated mechanical systems to support occupied facilities.
Works under the direction of the HVAC/Mechanical Maintenance Supervisor and alongside the Senior HVAC Technician to carry out scheduled preventive and corrective maintenance, service requests, equipment repairs, facility modifications, and QuickPath projects. Troubleshoots independently within assigned capability and escalates to senior resources when system complexity, safety, or scope demand additional expertise.
Uses the building automation system (BMS) as a maintenance tool—reviewing equipment status, alarms, setpoints, schedules, trends, and operating conditions—to diagnose issues. Provides field‑level support for HVAC controls, including sensors, actuators, valves, dampers, VFDs, and related components, within trained capability.
Supports planned HVAC/mechanical outages, shutdowns, equipment replacements, minor installations, and facility modifications. Coordinates with other maintenance trades, Engineering, contractors, and facility customers when work impacts other building systems or operational areas. Ensures all work complies with safety, environmental, quality, technical, and documentation requirements. Accurately records work and equipment conditions in LMBuildings, identifies deficiencies discovered during maintenance, and helps maintain reliable operation of the facility’s HVAC and mechanical infrastructure.
Primary responsibilities include HVAC/mechanical preventive and corrective maintenance, equipment troubleshooting and repair, BMS‑supported diagnostics, field controls troubleshooting, equipment operation, planned outage support, QuickPath project participation, coordination with other trades, and work‑order documentation. Installs, services, modifies, rebuilds, and repairs air‑conditioning and refrigeration systems and equipment in an industrial or commercial establishment in accordance with applicable building codes and safety regulations. Tasks range from periodic inspection to locate and determine cause of equipment malfunctions to conducting maintenance programs to prevent failure of such equipment as centrifugal compressors, electrical controls, evaporative condensers, pumps, fans, and heating equipment. Charges air‑conditioning systems with refrigerant; checks and tests for leaks; sets and adjusts controls and regulators; fabricates, assembles, and installs ductwork; overhauls equipment. May service, modify, and maintain centralized HAC computer systems and make program corrections. May be required to install and maintain high‑technology clean room environments.
Full-Time Salary Range: $50300.00 - $93300.00
