Job summary

Vivmark Residential is seeking an experienced Project Superintendent in Durham, NC, to lead field execution of multifamily and mixed-use construction. You will ensure safety, schedule, budget, and quality, coordinating teams to deliver projects on time and within scope.

You will manage subcontractors, enforce safety standards, and drive proactive problem-solving across complex sites. This role demands strong leadership and field-grade execution.

Qualifications

• Significant experience overseeing ground-up multifamily, mixed-use, or large-scale projects.
• Strong understanding of means, methods, scheduling, budgeting, quality control and safety.
• Ability to lead multiple stakeholders and maintain momentum in a fast-paced environment.
• Excellent problem-solving, communication, and leadership skills.
• Experience managing large project teams and subcontractors.
• Ability to interpret drawings, specs, contracts and schedules.
• Proficiency with construction software and technology tools.

Responsibilities

• Lead all onsite construction activities from site mobilization through project completion.
• Partner with Project Manager to develop schedules, coordinate preconstruction activities, manage jobsite setup, and execute project plans.
• Drive performance related to safety, quality, schedule, and budget objectives.
• Provide leadership and direction to subcontractors, vendors, and field personnel.
• Identify and resolve project challenges including delays, quality concerns, and risks.
• Ensure compliance with safety standards and regulatory requirements.
• Act as Quality Control Manager and focus on workmanship and execution excellence.
• Monitor subcontractor performance and hold partners accountable for meeting expectations.
• Coordinate inspections, testing, and turnover activities for successful delivery.
• Build and maintain relationships with owners, architects, consultants, municipal agencies, and partners.
