Responsibilities

• Prepare and manage annual budgets, forecasts, and monthly financial reports.
• Review operating expenses, approve invoices, and monitor variances.
• Oversee maintenance, repairs, and capital improvement projects with engineering and vendors.
• Negotiate and manage vendor contracts, ensuring performance and insurance compliance.
• Support client reporting, presentations, and ownership meetings.
• Supervise and mentor property management staff.
• Maintain knowledge of market trends, lease structures, and building systems.
• Ensure safety, environmental, and regulatory standards are met.
• Prepare month-end accrual reports and year-end CAM/RET reconciliations.
• Track lease options and encumbrances; ensure proper billing per lease.
