Job summary

In‑N‑Out Burger is seeking a Facilities Development Construction Manager in Irvine, CA to lead non-store construction across offices, warehouses, and production facilities. In this in‑office role, you will establish standards, manage general contractors, and guide pre‑construction planning from budgeting through commissioning.

A strong PM background and 10+ years in construction are required. You will supervise the Construction PM and ensure compliance with OSHA, building codes, and safety

Qualifications

• Bachelor’s degree in Construction Management, Architecture, Civil Engineering or related field is required.
• Master’s degree in Construction Management, Business Administration, or Real Estate Development is preferred.
• California Contractor's License (B) is preferred.
• PMP or similar PM certification is preferred.
• 10+ years of construction management experience across commercial/industrial facilities is required.
• 5+ years in leadership, contractor oversight, pre-construction management in a development/owner’s rep organization is required.
• 2+ years in food/beverage/production facility construction is required.
• 3+ years in cost estimating and budget management for capital projects is required.

Responsibilities

• Establish and evolve construction standards across office, warehouse, and production facilities.
• Manage general contractor relationships and develop a bench of qualified partners.
• Develop and negotiate contract structures (GMP, cost‑plus, lump sum, design‑build, CM at‑risk).
• Lead cost estimating, budgeting, and contingency management for all projects.
• Provide quality control and field oversight across the project portfolio; stop‑work authority when needed.
• Lead pre‑construction planning, constructability reviews, and value engineering.
• Oversee closeout, commissioning, warranty, and lessons learned documentation.
• Direct supervision of the Construction Project Manager; mentor and develop staff.
• Ensure OSHA compliance, local codes, ADA, and safety program adherence.
• Travel 25‑50% for field involvement and occasional overnight trips.
