Job summary

In‑N‑Out Burger in Irvine, CA seeks a full‑time Facilities Development Construction Manager to lead non‑store facilities construction, including offices, production facilities, and warehouses.

You will own construction standards, manage general contractors, develop contract strategies, oversee cost estimating, and ensure quality control across a diverse project portfolio while guiding the team and safeguarding safety and compliance.

Qualifications

• Bachelor's Degree in Construction Management, Architecture, Civil Engineering, or related field.
• Master's Degree in Construction Management, Business Administration, or Real Estate Development preferred.
• California Contractor’s License (B – General Building) preferred.
• Certified Construction Manager (CCM) preferred.
• PMP or other Project Management certification preferred.
• 10+ years’ experience in construction management across commercial, industrial, or production facility types.
• 5+ years’ experience in construction leadership, general contractor oversight, or pre-construction management.
• 2+ years’ experience in food and beverage, production facility or industrial facility construction.

Responsibilities

• Establish, maintain, and evolve construction standards and execution criteria by facility type.
• Own GC and trade partner relationships; qualify firms and manage performance.
• Develop and negotiate contract structures (GMP, cost-plus, lump sum, design-build, CM at-risk).
• Lead cost estimating across the portfolio from concept budgets to design milestones.
• Provide quality oversight across projects and enforce standards; stop-work authority as needed.
• Lead pre-construction planning, constructability reviews, value engineering, and logistics planning.
• Oversee closeout, commissioning, and lessons learned for completed projects.
• Directly supervise the Construction Project Manager and drive safety and readiness.
