Job summary

Beaudin Construction in Oregon is seeking a Senior Estimator / Preconstruction Project Manager to own complex projects from concept to turnover. This is not an entry-level role; you will lead estimates and navigate the full preconstruction process for multifamily, podium, mixed-use, and commercial TI projects.

Qualifications

• 10+ years of commercial and/or multifamily construction experience with leadership in PM or lead superintendent roles.
• 5+ years estimating or preconstruction experience on commercial/multifamily projects.
• Experience leading estimates for complex projects over $5M.
• Ability to develop conceptual budgets from incomplete drawings.
• Strong knowledge of subcontractor scopes, bid leveling, buyout, costs, and market conditions.

Responsibilities

• Lead projects from conceptual budgeting through final pricing and turnover.
• Develop conceptual, schematic, design-development, and construction-document estimates.
• Manage the preconstruction schedule and deliverables.
• Lead preconstruction meetings with owners and design teams.
• Provide ongoing cost feedback as designs develop.
• Develop scopes of work and subcontractor bid packages.
• Solicit, level, and analyze subcontractor proposals.
• Identify missing scope, risk, and cost exposure.
• Lead value engineering and cost-saving alternatives.
• Identify long-lead items and procurement risks.
• Assist with project logistics, phasing, scheduling, and procurement strategy.
• Maintain strong subcontractor relationships and participation.
• Work closely with Operations to ensure accurate pricing.
