The role emphasizes independent review of consultant estimates, detailed cost analyses, and risk identification across architectural, electrical, mechanical, or plumbing disciplines.

Ideal candidates have 8+ years in construction, 5+ years in estimating, and strong negotiation skills.

Qualificações

• Eight years of full-time professional experience in construction, design, or a related technical field.
• Minimum five years of direct construction estimating experience.
• Demonstrated estimating experience in architectural, electrical, mechanical, or plumbing disciplines.
• Ability to independently prepare detailed construction cost estimates and quantity takeoffs.
• Experience reviewing contractor/consultant estimates and supporting negotiations.
• Proficiency with drawings, specifications, contracts, and cost development.
• Strong written, verbal, analytical, and negotiation skills.

Responsabilidades

• Review and evaluate contract estimates for accuracy, completeness, reasonableness, and consistency with project scope, drawings, specs, and SCA requirements.
• Prepare analyses and recommendations regarding consultant estimates and identify discrepancies or potential cost exposure.
• Prepare detailed construction cost estimates for conceptual, design development, bid, and construction phases.
• Develop and review cost estimates including labor, materials, equipment, subcontractor costs, and general conditions.
• Perform quantity takeoffs and cost evaluations from design documents and proposed changes.
• Review documents to determine scope, constructability, and cost impacts.
• Evaluate pricing against historical data, market conditions, labor rates, and material costs.
• Prepare independent estimates for change orders and scope modifications.
• Review contractor proposals to assess labor, material, equipment, and overhead costs.
• Participate in cost negotiations with consultants and contractors.
• Identify variances between different estimates and project budgets.
• Coordinate with stakeholders to clarify scope and resolve discrepancies.
• Prepare written estimating reports and cost comparisons for management review.
• Plan and supervise estimating activities to ensure quality and accuracy.
• Maintain organized estimating records and documentation.
