Job summary

Meritage Homes Corporation in the United States seeks a seasoned Land Development Director to oversee new communities from feasibility to turnover. You will lead budgets, schedules, and coordination with municipalities, utilities, and HOA processes.

The role emphasizes strong management, deep knowledge of maps, permits, and land use, with responsibility for ensuring on-time, within-budget delivery and compliant development across projects.

Qualifications

• BA/BS degree in Real Estate, Finance, Construction Management, or Civil Engineering.
• Ten years of related experience with acquisitions and land development.
• Strong knowledge of local real estate markets.
• Familiar with reimbursement agreements, contracts, entitlement issues, engineering and zoning.
• Extensive experience in developing new communities.
• Proven management experience including budget and pro-forma management and team growth.

Responsibilities

• Open new communities on time and on budget.
• Direct all aspects of subdivision development from tentative maps to turnover.
• Oversee land development budgets and schedules.
• Review survey/title issues and evaluate feasibility.
• Negotiate contracts with land development contractors and utilities.
• Coordinate with engineers and municipalities on plans and approvals.
• Oversee HOA creation and CCRs as needed.
• Manage Land Development Department operations and budgets.
