Job summary

PulteGroup seeks a Director Land Development to lead planning, design and execution of large-scale master-planned communities across the Division. This role oversees entitlement and engineering through construction and turnover while ensuring alignment with budgets and regulatory compliance.

The position directs a high-performing team, drives cross-functional collaboration, and serves as a primary liaison with municipalities, utilities, and development partners.

Qualifications

• Requires a University degree or equivalent experience.
• 6-8 years of relevant experience.
• Land development/homebuilding construction experience.
• Manage political process and interface with governmental entities.
• Communication, public speaking and leadership skills.
• Multi-tasking a requirement.

Responsibilities

• Lead strategic planning and execution of land development across multiple master-planned communities.
• Oversee entitlement, engineering, permitting, horizontal construction, and amenities.
• Direct and mentor a team of development managers, engineers and field staff.
• Establish and manage development budgets, schedules and forecasting models.
• Serve as liaison with regulatory agencies, municipalities and utilities.
• Lead contractor and consultant selection, bid processes and contract execution.
• Collaborate with Land Acquisition, Planning & Entitlements, Construction, Sales and Finance.
• Review engineering designs, site plans and utility layouts for consistency.
• Represent the company in public forums, community meetings and industry events.
• Lead HOA strategy and governance activities for assigned communities.
