Crusoe is seeking a seasoned Senior Director, Real Estate & Portfolio Strategy to lead the strategy, execution, and financial management of our global office, manufacturing, and data center lease portfolio.

You will partner across Finance, People, Workplace, Legal, and Data Center Operations to align real estate decisions with growth, headcount planning, and long-term financial objectives. This role requires strong negotiation and auditing skills in a fast-paced, global setting.

Qualifications

• Bachelor's degree in Real Estate, Business, Finance, or related field.
• 15+ years of experience in corporate real estate, portfolio strategy, lease administration, or related transactions.
• Experience negotiating commercial lease terms with brokers and legal counsel, including data center terms.
• Hands-on experience with lease review, abstracting, and portfolio audits.

Responsabilités

• Translate hiring forecasts, capacity plans, and space/power utilization into real estate recommendations.
• Own the master lease abstract database across locations and track key dates and terms.
• Lead comprehensive lease review and abstracting for office, manufacturing, data center, and cloud colocation agreements.
• Manage end-to-end real estate transactions including new leases, renewals, subleases, expansions, and terminations.
• Lead ongoing lease management for cloud colocation and data center leases (power, SLAs, interconnection, expansion rights).
• Own critical date tracking across the portfolio and ensure proactive action before milestones.
• Build cash flow models, occupancy cost analyses, rent schedules, escalations, and CAM reconciliations.
