Job summary

American Real Estate Partners (AREP) seeks a Director of Data Center Development & Construction to lead entitlement, design, construction and delivery of data center projects. You will manage budgets, scheduling, procurement and contract administration across multiple sites, including Irving, TX, with 25% travel to HQ and potentially other sites.

The role requires 10+ years in mission-critical project management, strong financial modeling skills, and the ability to coordinate with consultants,

Qualifications

• Bachelor's degree or equivalent experience in construction/related field.
• 10+ years in construction or development project management on complex projects.
• Strong knowledge of data center development, design, and construction.
• Financial modeling ability to assess project feasibility.
• Ability to interpret federal/state/local ordinances and approvals.
• Experience drafting agreements and managing contracts.
• Ability to manage multiple projects with schedules and budgets.
• Knowledge of sustainability metrics (PUE, WUE) for data centers.
• Experience with risk management and problem-solving in fast-paced environments.
• Excellent written and verbal communication with stakeholders.

Responsibilities

• Lead data center development and project management through lifecycle.
• Coordinate consultants during entitlement and design stages; review reports.
• Assist in business plans, budgets, and capital requirements.
• Create pro-forma models for financial analysis.
• Develop and execute sustainability plans for projects.
• Report project status daily and manage schedules and budgets.
• Interface with public agencies on entitlement issues and permits.
• Oversee bids, contracts, changes, and closeout with general contractors.
• Maintain compliance with laws and permits; drive on-time delivery.
• Communicate with senior management, consultants, and partners.
