Job summary

American Real Estate Partners (AREP) via PowerHouse Data Centers seeks a Senior Design Manager to lead multidisciplinary design across multiple data center developments from concept through commissioning. You will coordinate architectural, structural, MEP, and IT/AV disciplines, guide tenant test fits, and drive standardized yet flexible design solutions that align with BODs and cost targets.

Qualifications

Bachelor's degree in Architecture, Engineering, or related discipline.
10+ years of experience in data center, mission-critical, or complex commercial design.
Professional licensure or certifications such as AIA, PE, LEED, GGP, or CxA.
Experience leading conceptual design, building elevations, and data center test fits or concept layouts.
Experience managing multidisciplinary design teams and external A/E consultants.
Strong working knowledge of architectural/enclosure, structural, civil/site, MEP, FP, and security and IT/AV systems.
Ability to enforce standards compliance (BOD), change control discipline, and cost and schedule alignment.
Ability to interpret and influence drawings, submittals, and equipment selections.
Familiarity with OFCI/CFCI procurement, BOM development for estimating, and redundancy concepts.
Excellent communication and leadership skills, with stakeholder management experience.
Willingness to travel approximately 25% to project sites, consultants, and tenant meetings.

Responsibilities

Lead design delivery across multiple concurrent projects and all disciplines, serving as the day-to-day design authority from planning through construction and commissioning.
Own and design tenant test fits for hyperscale tenants, testing rack types, cooling splits, configurations, and support-space needs against site constraints.
Own conceptual designs and elevations early in the lifecycle, ensuring alignment with PowerHouse standards and facade requirements.
Produce capacity, density, sound, PUE, WUE, and cost-impact summaries to support early tenant decisions and deal timelines.
Lead the adaptation and execution of the PowerHouse standard design for consistency across the portfolio.
Direct external A/E consultants to produce integrated design packages and resolve cross-disciplinary coordination issues.
Serve as senior design liaison between internal teams and tenant engineering groups, managing deviations against BODs.
Enforce structured change management and lead Value Engineering efforts to maintain cost and schedule certainty.
Lead facade and architectural standards execution across phases, including design reviews with the Architectural Review Board.
Partner with preconstruction on RFP development, scope, Basis of Design, and proposal evaluation.
Support construction and commissioning with RFIs, long-lead procurement, QA/QC, site observations, and sustainability integration.
