Job summary

Gilbane Development Company seeks a Director of Asset Management to lead strategy across a portfolio of student housing and multifamily assets. You will drive asset-level performance, protect value, and ensure capital discipline through development, lease-up, stabilization, repositioning, and disposition.

The role requires deep investment judgment, operational fluency, and the ability to translate financial and operating data into actionable plans. Travel up to 30% may be required.

Qualifications

• Bachelor's degree in Finance, Accounting, Economics, Real Estate, Business, or a related discipline required.
• 10+ years in real estate asset/investment management or related roles.
• Experience with market-rate multifamily and purpose-built student housing.
• Experience with development assets, lease-ups, repositioning, and stabilization plans preferred.
• Strong understanding of asset management strategy, operating performance, debt management, and reporting.
• Ability to translate financial/operational analysis into actionable strategy.
• Strong financial modeling skills and proficiency in Excel and PowerPoint.
• Experience overseeing third-party property management and holding operators accountable.
• Ability to lead across disciplines and influence outcomes without direct authority.
• Executive-level communication with senior leadership, investors, lenders.
• Willingness to travel up to 30%.

Responsibilities

• Own and drive asset-level and portfolio-level plans from development through disposition.
• Partner with Development, Acquisitions, and Capital Markets on deal origination and major investment decisions.
• Provide independent asset management perspective on market assumptions, performance, and capital needs.
• Lead strategy for underperforming assets and coordinate with lenders and investors.
• Oversee asset performance against underwriting, budgets, and value creation objectives.
• Identify risks early and drive corrective actions to protect asset value.
