Job summary

OpenAI in San Francisco seeks an Industrial Builds Project Manager on the Design & Construction team to lead complex infrastructure build-outs, ensuring on-time, on-budget delivery and strong cost control across interfaces.

This role coordinates across MEP, civil/structural, and architectural scopes, partners with internal teams, travels to sites, and supports relocation for new hires in a hybrid model with three days in the office.

Qualifications

• 8+ years in infrastructure project delivery in a fast-paced, hyper-scaling environment.
• Background in architecture/interior design/construction PM with engineering collaboration.
• Expertise in budgeting, forecasting, and financial analysis with non-technical cost communication.
• Strong vendor management and contract administration experience.
• Excellent communication with senior leadership and cross-functional teams.

Responsibilities

• Lead full lifecycle execution of infrastructure and facilities build-outs (compute facilities, labs, production spaces).
• Own detailed project estimating, budgeting, and financial analysis for fiscal responsibility.
• Engage, contract, and drive external partners to deliver on accelerated timelines.
• Collaborate with Real Estate, Operations, Corporate Security, IT/AV, EH&S, Finance; partner with Leasing on site selection.
• Own relationships with internal clients and executives to drive engagement and decisions.
• Develop and oversee technical due diligence including AHJ coordination, utility requirements and feasibility studies.
• Develop and review concept designs and guide design development.
• Review design drawings, mechanical/electrical layouts, utility diagrams, specs, and technical docs.
