Job summary

Jobtailor is seeking an experienced Project Manager to lead hyperscale data center construction projects in West Memphis, Arkansas. You will supervise safety, schedule, cost control, and QA/QC, coordinating with engineering, procurement, and field teams.

The role requires a degree in Construction Management or Engineering (or 10+ years PM experience with mechanical subcontractors), excellent communication, and the ability to manage multiple ongoing projects in a fast-paced environment.

Qualifications

  • Experience with mechanical subcontractors in commercial HVAC and plumbing.

Responsibilities

  • Maintain a safe and secure work environment through site planning and hazard reviews, toolbox talks, and site walks with the project team.
  • Ensure compliance with state, local, and federal requirements.
  • Conduct and document project meetings with appropriate parties.
  • Negotiate and prepare vendor/subcontractor agreements aligned with project estimates.
  • Evaluate submittals to reflect contract drawings and specs.
  • Coordinate quality assurance and control with project personnel to meet requirements.
  • Manage project scope coordination through BIM department with QC support.
  • Handle financial setup of the project including labor, materials, and subcontracts for leadership approval.
  • Conduct monthly cost reviews and communicate deviations to keep schedule and budget on track.
  • Manage accounts receivable and payables to maintain cash position and timely payments.
  • Obtain lien waivers, tax documents, and permits as needed.
  • Ensure budget/scope alignment through change-management processes.
  • Execute daily site duties: meetings, deliveries, site docs, labor reports, rentals, progress coordination, RFIs, permitting, inspections, subcontractor invoices, status reports, and billings.
  • Build strong relationships with internal teams, customers, subs, and vendors.
  • Monitor risk management items such as notices to proceed, contracts, insurance, and bonds.
  • Prepare close‑out documents including operations manuals, start‑up docs, as‑builts, warranties, and owner training items.
  • Manage warranty work within contractual obligations.
  • Coordinate start‑up and commissioning with project team, subs, customers, and external parties.
  • Work over 50 hours per week.

Job Responsibilities
  • Maintain a safe and secure work environment through active participation in site planning with job hazard analysis reviews and approvals, on‑site toolbox talks, and conducting site walks with the project team.
  • Ensure compliance with state, local, and federal legal requirements.
  • Conduct and document operational project meetings (Hand‑Off Meeting, Kick‑Off Meeting, etc.) with appropriate parties in a timely manner.
  • Negotiate and prepare vendor and subcontractor agreements in alignment with project estimates.
  • Evaluate submittals to ensure they reflect the contract drawings and specifications.
  • Coordinate quality assurance and quality control with appropriate personnel to meet company and project requirements.
  • Manage the coordination of the project’s scope through the Building Information Management Department with assistance from the appropriate quality control personnel and project supervision.
  • Perform the financial set‑up of the project, including equipment, labor, materials, other direct job costs, and subcontracts for leadership approval.
  • Conduct monthly project cost reviews, capturing any deviations from the financial setup or schedule early while keeping all project team members and leadership informed to aid in achieving project schedule and budgetary goals.
  • Manage the project’s accounts receivables by developing the pay‑applications schedule of value to ensure timely and accurate billings and collection of payments to maintain a positive cash position.
  • Manage the project’s accounts payables by working with the Accounting and Legal Departments to ensure that subcontractors and vendors are paid in a timely manner and all risks associated with payments are mitigated.
  • Obtain and coordinate appropriate lien waivers, state notifications, tax documentation, and permits for the project.
  • Ensure the project’s budget and scope remain aligned through the change‑management process.
  • Daily project requirements include attending job‑site meetings, scheduling deliveries, performing project site documentation, reviewing job‑site labor reports with supervision, tool/equipment rental requisition, coordinating job progress, material and consumables requisitions, preparing and tracking requests for information, assisting supervision with permitting and inspections, approving vendor/sub invoices, status reports, monthly billings and collections.
  • Build and maintain strong relationships with internal team members, the customer, subcontractors, and vendors.
  • Monitor the status of risk‑management items, including notices to proceed, contract agreements (including change orders), insurance policies, and bonds.
  • Prepare close‑out documents including operations and maintenance manuals, equipment start‑up documents, as‑built requirements, warranty letters, and owner‑training items.
  • Manage all warranty work falling within contractual obligations, if applicable.
  • Coordinate the start‑up and commissioning processes with the project team members, subcontractors, the customer, and any other external parties involved to ensure compliance in a timely manner.
  • Work over 50 hours per week.
Requirements
  • Extensive experience in large ($50+M) hyperscale data center construction.
  • Degree in Construction Management, Engineering, or related technical discipline, or 10+ years of project‑management experience working for a mechanical subcontractor in commercial HVAC and plumbing.
  • Excellent verbal and written communication skills.
  • Detail‑oriented and willing to tackle various ongoing projects in a fast‑paced environment.
  • Well‑versed in the industry and the company’s competitors.
  • Excellent multitasking skills, with the ability to perform duties outside the scope of work when necessary.
